Cameron Park, CA

Deep in the Northern California Gold Country at the foothills of the Sierra Nevada Mountains, Cameron Park, California is a small, census-designated place with around 18,000 residents.

Cameron Park is 30 miles east of Sacramento and about 70 miles west of South Lake Tahoe.

Cameron Park is a popular place to call home near the Greater Sacramento Metropolitan Area. Its diversity of home styles makes it a fun place to explore if you’re looking for Sacramento real estate outside of Sacramento.

Let’s look at a few pros and cons of living in Cameron Park, California, for those considering a move to the area.

A Brief Overview of Cameron Park

The area of Cameron Park only really began to see much development in the 1950s when Larry Cameron purchased 5,000 acres in the foothills.

He made plans and began to develop the land for various purposes.

Primarily, the land is now used for ranches and other homes with spacious lots. However, a golf course, small airport, and several parks are also found in the area designated as Cameron Park.

Cooler weather, slightly cheaper housing prices, and gorgeous private lots make Cameron Park a popular destination for those who seek a bit of country living near Sacramento, who want their own private plane, or who simply enjoy a smaller-town vibe.

The Pros of Cameron Park

There are many pros to living in the Cameron Park census designated place.

1. Trees, Parks, and Countryside Views

Cameron Park is an area well known for its gorgeous outdoor spaces. The streets are lined with various types of trees, commonly gray pines, oaks, and ponderosa pines.

With plenty of ranch homes, you’ll find that living in Cameron Park more or less equates to living in the country.

In addition, Cameron Park itself is home to at least seven different parks, including:

In addition, Royal Park is an undeveloped area with a trail that runs along Royal Drive.

Each of these parks comes with a variety of amenities such as rugby fields, soccer fields, T-ball fields, playgrounds, picnic areas, and walking trails. If you and your family love enjoying the outdoors, Cameron Park has plenty of options!

2. Private/Public Airport

If you’re the type of person who has always wanted to park your private plane in your garage, you may just be able to in Cameron Park. Not far from the Cameron Park Airport, you’ll find a community called Cameron Airpark Estates.

The streets in this neighborhood are huge, perfect for driving a private plane right up to your home to park in your garage or elsewhere on your property. Of course, the airport is open to the public as well, so you will find it easy to get in and out of Cameron Park if you like to travel by plane.

3. Family Activities

There are many ways to engage your family in fun activities in Cameron Park. Right beside the Airpark Estates is the man-made Cameron Park Lake, which

includes a walking path, disc golf course, beach, picnicking areas, catch and release fishing, a playground, paved parking, and tennis/pickleball courts.

The Cameron Park Community Center includes an assembly hall, kitchen, dancing rooms, classrooms, and a social room for any type of public or private event. At the community pool, you can engage in swimming lessons, free swimming days, and more—plus, the pool is heated for year-round use!

A variety of youth day camps, youth and adult sports clubs/classes, and senior programs are also offered throughout the year. Drive-In family movie nights, an annual Independence Day celebration, and Christmas light displays in various neighborhoods provide more fun for families at various seasons.

4. Shopping

Cameron Park isn’t big, but it does offer some shops to help you meet your basic needs. Petco, CVS Pharmacy, Safeway, and Dollar Tree are all located right in Cameron Park.

Plus, it’s only a short drive to Folsom where you can mee the rest of your shopping needs at Target, Costco, Home Depot, and other big-brand stores.

5. Pleasant Weather

Compared to many other areas in California, Cameron Park has pretty pleasant weather. With average highs of 91 degrees Fahrenheit and lows of 37 degrees Fahrenheit, the overall climate is pretty mild and comfortable for Cameron Park residents.

The Cons of Cameron Park

There are a few cons to consider about Cameron Park if you’re thinking about moving into the area.

1. Lack of Sidewalks

Cameron Park is definitely tailored for a more country feel. Many residents will notice that a lack of sidewalks makes it a bit harder to walk here and there and makes the entire area feel more spread out and isolated.

If you prefer to live on more land, you may not mind the lack of sidewalks, but it is something to keep in mind if you love a brisk walk through the neighborhood.

2. Cost of Living

The cost of living in Cameron Park is 48% higher than the national average.

The median home price is around $702,900!

While this is pretty typical of any California city, it is something to consider if you’re moving into the area.

Of course, it’s important to note that Cameron Park is farther from major fires, in general, so fire insurance is likely to be a lot lower than it might be in other areas surrounding Sacramento. That’s a bonus to keep in mind when considering living costs in Cameron Park.

3. Commute Time

If you’re considering Cameron Park, you probably know that it’s going to come with a fairly long commute. The average in the area is about 29 minutes, which is a bit longer than many people like. If you aren’t a fan of long drives to and from work, Cameron Park probably isn’t the spot for you.

4. Few Schools

Cameron Park has schools, but most of them are small and private.
