Below are all the details on how my listing at 615 Junipero performed from open house, how many offers and what it sold for.
Lets start at the open house: I had one of the busiest open house weekends I’ve had in some time. Over 150 people came through Saturday and Sunday. This was a super opportunity for me to meet lots of potential buyers who just loved the home. If you haven’t seen my video on this beautiful home, I have a link posted in the upper right-hand corner for it.
So, what was the result of all of this amazing activity? I was able to generate 6 offers, went pending in just 5 days, closed in 23 days for $95K over the asking price.
Now, you may ask, “Warren, how did you go pending so fast, especially in the middle of the summer when there are other homes in Pleasanton and in your area that are in good order with some cool features, but currently just sitting on the market for weeks and, in some cases, months?” Please note, this time last year in 2019 was not an aggressive sellers market
Well, I can assure you it wasn’t luck. This was the result of a very specific and well-executed plan. My real estate business partner, John DeMarinis and myself put together and carried out. We took a home that was already in very good order with many beautiful upgrades.
And we did what the great Walt Disney used to refer to as plussing it. Plussing it, basically, means we continue to improve on something. And this covers everything from repairs to promotion.
