How to buy a house out of state

Hi, I’m Warren Oberholser. I’m a realtor in the East Bay Tri-Valley area in Northern California. My goal is to help both buyers and sellers get maximum results for one of their biggest investments, their home.

In this BLOG I’m going to show you how you can purchase a home in the Tri-Valley area while you currently live in another state or country, and you don’t even have to visit the property.

Okay, why would you purchase a home without seeing it first?

There can be several reasons, and here are a few my clients have shared with me.

One: Aggressive Seller’s Market

You want to get ahead of this aggressive sellers market by purchasing now.

Out of state buyers may want their children to get into a particular school or school district

Two: Schools

You want a home in a particular school district for your children.

Out of state buyers may not want to move twice

Three: Move Once

When you move to the city of your choice you don’t want to rent and then buy later. This way you don’t have the stress of moving twice.

Number One: Decide what city or cities you’re interested in living in

Reach to me in the begin of your home buying process

Number Two: Reach out to me

At any time during your home buying journey please feel free to reach out to me via text, email, phone, etc, for any questions or guidance, you may need. To better help you please provide what city or cities you’re interested in moving in, when you expect to move here, what type of home do you want, is it a single-family, townhome, or condo, and what is the layout? Is it a one-story, tri-level or two-story?

Let me know what type of property you are interested in (condo, townhome, single family residents)

And then any specific features about the property. It could be a newer home, one with a pool, a large lot, a downstairs property that has a bedroom and a bath, and of course what is the price or price range. With this information, I can put together for you a customized home search.

If you are financing, I can provide referrals for local loan agents

If you’re planning on financing your offer and you need a loan agent I can provide referrals for you.

Discussing your home goals over a Zoom chat can be helpful

What I found to be helpful is to set up a Zoom chat so we can discuss everything in real time. This is usually a great opportunity to get to know each other and helps me better understand your needs.

Let me know which property you are interested in

Once you’ve identified what property you’re interested in writing an offer on I’ll visit the home to take pictures, videos, and notes. With this information I’ll put together a customized video of the property so you can have a better and closer understanding and view of what the property is all about.

As part of my due diligence I’ll reach out to the listing agent to find out what would the seller like to see in the buyer’s purchase contract.

I will submit your purchase agreement offer

Number Three: Submit Your Offer

So after reviewing all the information I send you and we’ve had discussions on it, if you decide you want to put an offer on the property I will then put together a purchase contract, send it to you, you’ll be able to review it. We can also review it together through Zoom and you’ll sign it electronically using DocuSign. Once I have it back I can then submit it to the listing agent.
